What Facilities Managers Need to Know Before Hiring Any Contractor
Under California law, any exterior cleaning project valued over $1,000 requires a contractor’s license. Pacific Exterior holds a California B-General Contractor license — verifiable through the CSLB — and has carried it since 2001. The B-General classification is a higher and broader license category than the C-61/D38 specialty license (Sand and Water Blasting) held by many exterior cleaning operators in this market. In practical terms, the B-General license covers a wider scope of work and larger contract values — which matters on complex, multi-surface commercial projects.
We also carry the required specialized liability insurance that covers roof-based work specifically, along with full workers’ compensation for every crew member on every job. These aren’t optional extras. They’re the minimum a commercial property manager should require before signing with any contractor.
Every commercial project we complete is documented with HD aerial photography and before-and-after records. We provide whatever documentation your organization, your insurer, or your property management company requires.

Single-Ply and Liquid Applied Membrane Roofs
Single-ply membranes (TPO and PVC) and liquid applied coatings are standard on commercial and institutional buildings throughout our service area. They are also among the most easily damaged by the wrong cleaning approach. High pressure compromises membrane seams and flashing. Cleaning agents that manufacturers specifically prohibit will degrade the membrane over time and void the warranty.
Our Safe Wash process uses a manufacturer-approved, detergent-based method formulated specifically for membrane and coating surfaces — removing biological growth, dirt accumulation, and staining without compromising the material or its warranty. We have cleaned membrane and liquid applied roofs on commercial buildings ranging from small retail facilities to large-scale entertainment venues. On qualifying commercial properties, a warranty is available following our assessment — ask us about it during your estimate.

Oracle Arena — Oakland, CA
The Oracle Arena project required restoration of a liquid-applied roof coating across a large-scale entertainment venue — a surface type that standard cleaning contractors are not equipped or licensed to handle. Oracle was concerned about the bad press that would result from the upcoming blimp coverage of the Golden State Warriors' 2018 playoff run. (Read the press release here). Biological growth and surface staining had diminished the coating’s reflective performance. Our Safe Wash process restored the coating surface, removed biological growth at the source, and provided before-and-after documentation for the facility’s property management records. The coating and its warranty were preserved throughout.
