Natural Slate Requires a Different Level of Care

Natural slate is one of the most durable and beautiful roofing materials available — and one of the most easily damaged by the wrong cleaning approach. A slate roof represents a significant long-term investment, and getting the cleaning method wrong doesn’t just affect appearance. It can cause irreversible physical damage that shortens the life of the roof and leads to costly repairs.

Pacific Exterior has been cleaning and restoring natural slate roofs across the Bay Area and Monterey Bay since 2010. We understand the material, the specific biological and mineral issues that affect slate, and the methods required to address them safely. Diagnosis comes before method — and that distinction matters more on slate than on almost any other roofing material.

Common Slate Roof Issues We Address

Natural slate is subject to a distinct set of conditions — some biological, some mineral, some structural.
Knowing the difference determines the right response.

Moss and Lichen

The most common issue on slate roofs in the Bay Area and Monterey Bay. Both anchor into the surface and cause ongoing physical deterioration if left untreated. Lichen is particularly aggressive; its root structures penetrate the stone and accelerate surface degradation over time.

Algae and Cyanobacteria

Responsible for the dark black or greenish streaking that develops across north-facing facets and shaded areas. Airborne spores spread from roof to roof and establish quickly in the marine and coastal microclimates common throughout our service area.

Environmental Soiling

Airborne particulates and pollution deposits that accumulate over time and dull the natural color of the slate. Not biological, but treatable with the same non-pressure detergent process.

Pyrite and Mineral Staining

Rust-colored or reddish staining caused by the oxidation of naturally occurring metallic minerals within the stone itself. Not biological — not caused by runoff or debris. See the dedicated section below.

Runoff Discoloration

Staining caused by organic material washing off adjacent surfaces — copper flashing, wood trim, or debris accumulation in valleys and gutters. Addressable with targeted treatment depending on source.

Biological Growth vs Structural Issues

Cleaning is the right response for moss, lichen, algae, environmental soiling, and most mineral oxidation. Broken or delaminated slate, failed fasteners, and active system defects are roofing issues — not cleaning issues. If we identify conditions that require a qualified slate roofer’s attention before or instead of cleaning, we’ll tell you plainly.

The Right Method for Natural Slate

Our Safe Wash process uses a low-pressure application with custom-blended cleaning solutions that eliminate biological growth at the source — not just the surface. Results are immediate and lasting. It’s a non-pressure, detergent-based restoration — not pressure washing — and it’s the only method we use on slate.

Delamination — Why Pressure Washing Is Not an Option on Natural Slate

Slate is a metamorphic stone formed in layers. Because of that layered structure, it is vulnerable to delamination — the separation of those layers — when exposed to moisture intrusion, moss growth, or physical stress. Moss and moisture retention significantly accelerate this risk. High-pressure washing compounds it dramatically, forcing water and pressure into the natural fissures of the stone and causing delamination that would not otherwise occur.

  • Important:

Slate roof manufacturers and roofing industry experts explicitly advise against the use of high-pressure washing on natural slate due to the high risk of accelerated delamination and irreversible surface damage.

Pacific Exterior does not use pressure washing on natural slate — on any job, under any circumstances. The delamination risk, moisture intrusion, and no-walk handling requirements that define proper slate care make low-pressure, detergent-based restoration the only professionally defensible method for this material. That is our standard, and we hold to it without exception.

Rust-Colored Staining on Slate Is Not Always What It Looks Like

Not all slate roof staining has the same cause — and the right treatment depends entirely on correctly identifying the source.

The most common staining on natural slate is biological: algae, cyanobacteria, moss, and lichen create dark streaking, green patches, and surface discoloration that responds well to non-pressure detergent treatment. But a distinct category of staining — reddish, rust-colored patches that appear to come from within the tile itself — has a different origin entirely.

This type of staining is caused by the oxidation of naturally occurring metallic minerals in the stone: typically pyrite, pyrrhotite, or marcasite. These minerals are present in many natural slate deposits and have no relationship to biological growth or surface contamination. The staining emanates from within the slate itself, and it has historically been considered permanent by many slate roofing professionals — something to document, not treat.

Pacific Exterior can completely remove or significantly reduce pyrite and mineral staining using specialized cleaning products and processes developed specifically for mineral oxidation on natural stone. The result is restoration of the slate’s natural color variation and character — without damaging the stone.

This is not a service most contractors offer, because most contractors don’t distinguish between biological staining and mineral staining in the first place. Getting that diagnosis right is part of what makes slate work a specialist undertaking.

Why This Work Requires an Experienced Specialist

Cleaning a slate roof properly requires genuine expertise — not just in the cleaning solutions used, but in how the work is physically carried out. Unlike most roof types, slate should not be walked on. An experienced contractor knows how to access and clean a slate roof without setting foot on the tiles. This protects the stone from cracking and prevents broken or damaged slate.

  • Natural slate roofs are not designed for foot traffic. Walking on slate causes cracking and breakage that compromises both the roof’s integrity and its appearance. Professional slate cleaning requires equipment and technique specifically adapted to no-walk access.

Pacific Exterior is a dedicated roof and exterior cleaning and restoration specialist with a California contractor license, over 25 years of field experience, and a slate cleaning history across the Bay Area and Monterey Bay that spans 15+ years and some of the most significant residential properties in Northern California.
