Natural Slate Requires a Different Level of Care
Natural slate is one of the most durable and beautiful roofing materials available — and one of the most easily damaged by the wrong cleaning approach. A slate roof represents a significant long-term investment, and getting the cleaning method wrong doesn’t just affect appearance. It can cause irreversible physical damage that shortens the life of the roof and leads to costly repairs.

The Right Method for Natural Slate
Our Safe Wash process uses a low-pressure application with custom-blended cleaning solutions that eliminate biological growth at the source — not just the surface. Results are immediate and lasting. It’s a non-pressure, detergent-based restoration — not pressure washing — and it’s the only method we use on slate.
Delamination — Why Pressure Washing Is Not an Option on Natural Slate
Slate is a metamorphic stone formed in layers. Because of that layered structure, it is vulnerable to delamination — the separation of those layers — when exposed to moisture intrusion, moss growth, or physical stress. Moss and moisture retention significantly accelerate this risk. High-pressure washing compounds it dramatically, forcing water and pressure into the natural fissures of the stone and causing delamination that would not otherwise occur.
Important:
Slate roof manufacturers and roofing industry experts explicitly advise against the use of high-pressure washing on natural slate due to the high risk of accelerated delamination and irreversible surface damage.
Pacific Exterior does not use pressure washing on natural slate — on any job, under any circumstances. The delamination risk, moisture intrusion, and no-walk handling requirements that define proper slate care make low-pressure, detergent-based restoration the only professionally defensible method for this material. That is our standard, and we hold to it without exception.
Rust-Colored Staining on Slate Is Not Always What It Looks Like
Not all slate roof staining has the same cause — and the right treatment depends entirely on correctly identifying the source.
The most common staining on natural slate is biological: algae, cyanobacteria, moss, and lichen create dark streaking, green patches, and surface discoloration that responds well to non-pressure detergent treatment. But a distinct category of staining — reddish, rust-colored patches that appear to come from within the tile itself — has a different origin entirely.
This type of staining is caused by the oxidation of naturally occurring metallic minerals in the stone: typically pyrite, pyrrhotite, or marcasite. These minerals are present in many natural slate deposits and have no relationship to biological growth or surface contamination. The staining emanates from within the slate itself, and it has historically been considered permanent by many slate roofing professionals — something to document, not treat.
Pacific Exterior can completely remove or significantly reduce pyrite and mineral staining using specialized cleaning products and processes developed specifically for mineral oxidation on natural stone. The result is restoration of the slate’s natural color variation and character — without damaging the stone.
This is not a service most contractors offer, because most contractors don’t distinguish between biological staining and mineral staining in the first place. Getting that diagnosis right is part of what makes slate work a specialist undertaking.
