The Condition Most Facilities Managers Have Seen But Haven't Had Explained
One of the most common issues affecting commercial building exteriors is bacterial structure staining — a slow, gradual darkening of exterior surfaces caused by biological growth. It develops over years, often unnoticed, until a building's exterior has lost the clean, well-maintained appearance that reflects the organization inside it. On certain facades, it forms a recognizable stripe pattern known as bacterial structure striping.
Pacific Exterior identified and first documented this phenomenon, which was subsequently published in BUILDINGS Magazine — a nationally recognized commercial building publication. It was first identified here, in the Bay Area, by Pacific Exterior. We have been eliminating it from commercial properties throughout Northern California since 2010.

Licensed Where Most Are Not
California law requires a contractor's license for any exterior cleaning project valued over $1,000. Most operators in this market carry no license at all. Pacific Exterior holds a California B-General Contractor license — the broad classification that covers full-scope exterior and structural work — verifiable through the CSLB and carried since 2001.

Every assessment includes a complimentary demonstration cleaning of a selected area — at no cost, no obligation. We want you to see the results before you sign anything. This becomes the baseline record for the program.
Initial Restoration
Before ongoing maintenance begins, every covered surface is brought to the standard we will maintain it at. This is the most intensive phase of the program. Once complete, the facility is at the maintained standard.
Ongoing Accountability
Pacific Exterior monitors your facility on a schedule calibrated to what it requires. We stay ahead of developing conditions. If you see anything of concern, one call to us is all it takes.
